CRONHEIM MORTGAGE ARRANGES $12,500,000 FOR

OFFICE AND RETAIL PROPERTIES IN CONNECTICUT

Andrew Stewart and John McCallum have arranged financing of $12,500,000 for three properties located in Connecticut

In Bridgeport, Connecticut, Andrew Stewart arranged $7,500,000 for Commerce Park. The property contains four two-story split-level medical buildings totaling 89,034 square feet including a 1,431 square foot Bank of America pad site. Located within close proximity to the St. Vincent Hospital, the subject caters to the Hospital’s great demand for medical office space. The loan carries a 10-year term and 25-year amortization schedule.

In Fairfield, Connecticut, John McCallum arranged $3,000,000 for three adjacent buildings located at 1996-2070 Post Road. The property consists of a four-story office building and two single-story retail buildings totaling 27,526 square feet. The office building is 90% occupied by 18 tenants, including H & R Block and William Pitt Sotheby’s. The two retail buildings are 100% occupied by a local floral shop, a Subway restaurant, a local restaurant, a salon, and a cigar shop. The loan carries a 10-year term with 3 years interest only followed by a 30-year amortization. The subject is located on Post Road, the main commercial thoroughfare in the area, containing all of the city’s restaurants, gas stations, banks, and retail shopping venues. The Subject is also within a quarter-mile to Exit 21 of Interstate 95, the Connecticut Turnpike. I-95 provides access into Bridgeport and New Haven to the east, and New York City to the southwest. Fairfield is heavily influenced by its location, which is near similar affluent Fairfield County suburbs, such as Westport, Easton, Weston, and Wilton.

Also in Fairfield, $2,000,000 was secured for Sherman Green Shopping Center. The 9,670 square foot center is occupied by four tenants and is anchored by Kinko’s/Fedex, occupying 4,684 square feet, and Centro Restaurant, occupying 3,138 square feet. Sherman Green Town Park, located on the western side of the building, is a landmark in the heart of downtown Fairfield and creates a strong draw to the center. The loan carries a 10-year term and 25-year amortization at 5.7%. The subject property is afforded excellent exposure on Post Road, and is located two blocks east of the Chamber of Commerce, two blocks west of Town Hall and one block south of the Metro North-Fairfield Station.
