CRONHEIM MORTGAGE ARRANGES $12,000,000 IN ACQUISITION
FINANCING FOR INDUSTRIAL PROPERTY IN DALLAS, TX
DALLAS, TX – David Turley and Anna
Westhoff have arranged acquisition financing of $12,000,000 on behalf of
Baker Properties for a FedEx Freight facility in Dallas, TX. The lease,
which has the corporate guarantee of parent company Fedex Corporation,
features a 15-year term that commenced in March 2009. The loan, which was
placed with National Life Insurance Company, for which Cronheim acts as
Mortgage Correspondent and Servicing Agent, has a self-liquidating term of
166 months.
The
Subject consists of 136,751 square foot FedEx Freight facility located just
outside Dallas in Sunnyvale, Texas. Originally a build-to-suit facility for
Home Depot in 2001, the Subject was fully refurbished in 2009 and re-leased
to FedEx. Fedex Freight is a subsidiary of Fedex Corporation, which is
headquartered in Memphis, Tennessee. FedEx Freight provides next-day and
second-day less-than-truckload transportation services throughout the United
States (including Hawaii and Alaska) and abroad. Overall, FedEx Freight’s
fleet consists of about 11,000 tractors and some 26,000 trailers and other
pieces of equipment; it operates more than 300 terminals.
The Property is located at 301 Clay Road, approximately 10 miles east of
downtown Dallas. The Subject is located approximately ½ mile south of US-80,
an east-west highway that intersects with I-30 approximately seven miles
west of the Property. I-30 provides direct access into downtown Dallas. The
Property is approximately four miles east of Exit 4 on I-635, a major
southeast-northwest thoroughfare that provides vehicular access around the
Dallas CBD. US-80 combines with I-20 approximately 15 miles east of the
Subject. I-20, which runs from Dallas to Birmingham, Alabama, is the among
the region’s dominant east-west thoroughfares. The Property is also within
10 miles of I-45, Route 175 and I-35.
