Cronheim Mortgage secured $6.5MM for an industrial flex building located in New Providence, Union County, NJ. Cronheim originally financed the property in 2014 for $5MM for the borrower, RC-Central Ave. Associates, L.L.C. Part of this financing included a B Note which is coterminous with the original loan that was structured on a 10/15 basis and placed with one of Cronheim’s long-time insurance company correspondent relationships. The additional proceeds facilitated an expansion of Atlantic Health (Aa3 Moodys) within the property. The subject property is a one-story, brick veneer industrial flex building, containing 88,500 square feet. Approximately 70,000 square feet is used as office space while the balance is used as warehouse space. The building was constructed in sections throughout the 1950's and 1960's, and is leased to many of the same tenants who occupied the property 8 years ago including Atlantic Health Systems, Sensory Spectrum, and Creative Wallcoverings & Interiors, among others.
